Why house size is not roof area
Total floor area can help describe a property, but multiplying it by a roofing rate can produce a misleading price. The roof must ultimately be measured.
A simple example of the difference
A home with 3,000 square feet across two equal stories might have an approximately 1,500-square-foot floor footprint. That is not a 1,500-square-foot roof measurement. Overhangs, slopes, porches, attached garages and unequal floor layouts change the area that must be covered. Dividing by the story count is only a rough footprint exercise.
What to provide before measurement
Share the total floor area if known, story count and whether detached buildings are part of the project. Say “not sure” if the number is uncertain. If you have a roof measurement report, ask whether it includes every roof section and whether the contractor has checked its assumptions.
Why the same area can have different costs
A simple roof and a roof with many valleys, transitions or difficult access can require different work. Material handling and safe access also matter. Building use and the actual structure should guide assessment; a story count alone should not be used to label a property commercial or residential.
When you can use a square-foot rate
Use it only when you understand the area definition and what the rate includes. Ask whether the stated area is measured roof area and whether waste, removal, underlayment and flashing are included or separate. Compare complete written scopes rather than a rate without context.
