What a tile replacement price should include

The useful question is not only “How much?” It is “How much for this measured roof, this system and these responsibilities?” A total without a scope is difficult to compare.

Define the roof being priced

Ask whether the quote includes the whole main roof, attached porches, garage roof and detached structures. Look for measured roof area rather than total indoor floor space. Roof slope, access and the number of transitions can affect labor even when two buildings have similar living area.

Follow the work from removal to completion

The proposal should explain removal and disposal, preparation of the roof deck, selected underlayment and tiles, applicable flashing and attachment work, permit responsibilities, inspections and cleanup. Ask which items are retained. A product name by itself does not describe an installed roof system.

Make unknown costs visible

Decking damage may not be fully visible before removal. Ask for the allowance, if any, and the unit price or approval procedure for extra work. Clarify whether the price includes taxes and fees, protection of landscaping and coordination around solar equipment. Do not add an arbitrary contingency and call it a guaranteed upper limit.

Use a budget as a decision aid

For an illustrative comparison only, a $30,000 base proposal with $1,500 of known excluded work has a $31,500 comparable subtotal. A $32,000 inclusive proposal is then $500 higher, not $2,000 higher. These are invented arithmetic inputs, not local market prices or EaseRoofing quotes. Unknown work remains outside both totals.
